Do I really need to buy title insurance? Yeah, you probably do. The reason why is because if you are buying a house, you're going to look at all these little ticky tack things that come with what it's costs, like escrow fees and title insurance, and lender's title insurance and all this other stuff.

And you're going to go, “do I really need to pay for all this stuff?”

Well, here's the thing. Lenders, if you're getting a loan on your house, require that you have title insurance.

What is title insurance?

Well, it essentially means that if you buy a house, the title company will insure you from claims against your ownership. Meaning let's say you buy a little old lady's house who is passed on, God rest your soul. And lo and behold, a grand nephew comes around and says, “Wait, that's my house that was willed to me.”

Well, the title insurance will protect you against those claims because the title insurer goes back and looks and says, what are the records? And who bought and sold does everything copacetic and all that stuff your lender requires that you have that you will also buy your own title insurance. So you're buying two pieces of insurance, one for your lender and one for you. And yeah, does it seem like that's superfluous? And you might not need it maybe, but are you really going to risk the most valuable asset that you own? Probably a bad idea.

Do you need it? Definitely.

So yeah, the answer is you do need title insurance. It's a good bet. It'll save you time and headaches down the road if God forbid anything ever comes up like a claim against your ownership.
