Is springtime, really the best time to sell your house?

Here's the thing, more people put their houses on the market in the spring than any other time of the year. And this has to do with the fact that the weather is getting nicer, school is getting out, summer is around the corner and people are leaving. So people want to get their houses on the market before all that happens. And it makes sense, right?

Traditionally, what we see in a normal market is that prices go up a little bit in the spring, they level out in the summer. There's a little bit of an uptick in September, October and then they level out towards the end of the year. But the question is, is spring the best time to sell?

And here's my answer. There's never a bad time to sell. And the reason why is there's always buyers out there looking. Now, if you want to try and maximize your value, yeah, maybe listing it in March-April, it is a pretty good idea. And traditionally, that has been proven true. What can happen though is if you say that I am gonna list it, you know, in May, is that a lot of the buyers have already come into the market and bought their homes already.

My take is that you should list your house February-March. And the reason why is there are buyers out there who are ready to jump. Yeah, you might get a little bit more for your money if you kind of wait and if it's a really, really hot seller's market, the market is gonna go up, say from February to March to April. But there's no guarantee of that. I like to put houses on the market in February right after the Super Bowl. And the reason why is because everybody is ready. They're back from holidays. They're ready to go. Spring is right around the corner and they have decided that they're making a move this year and if they find your house and it's marketed correctly and it's priced well, they're gonna buy it.
