Are you looking to put your home on the market? If so, lemme tell you about five things you really need to do to make sure that you get the total return on your investment that you can. Hi, I'm Brendan Moran with Five Star Real Estate. Here are five easy things that you can do to get ready to sell your home.
Clean and de-clutter
Number one, clean and de-clutter. That's an easy one. Clean your home. Hire professional cleaners and clear out all of the clutter. That's all of the stuff that you think that you like being around, but it's going to distract a potential buyer when they go see your home.
Repair
Number two, make necessary repairs. This is the little stuff it doesn't cost a lot of money. Handyman, honeydew-type stuff like fixing the faucets, cleaning the gutters, getting the grout, just the little stuff that's going to make a difference.
Do home inspection & enhance curb appeal
You might also want to have a home inspection so you can see what else you might be missing. Number three, enhance your curb appeal. This is really important because when people walk up to the house, they're already deciding in their mind, is this the one for me? So power. Wash your door, trim your bushes, mow the lawn, and hire a landscaper to put some mulch around the front. It'll make a difference.
Stage
Number four is staging. Even if you're using your own furniture, it's good to take a clinical eye and see what you need and what you don't need. Excess stuff that can go in the garage. If your house is vacant, hire a stager. It matters, and you will get more money in the end for it.
Price accurately
And number five, price it. Right? This is probably the most important thing we see. A lot of sellers screw it up because they think that their home is worth more than everybody else does, and that's fair. The trick is you need to price it where it's going to attract a multitude of buyers and then the buyers fight over each other for your home and then you end up getting more and it doesn't sit on the market.
