Timelines before listing
So a question we get asked all the time is about timeframes. How long are things going to take? When does this happen? When does that happen? We've worked with hundreds of sellers over the years and we know this is one of the first questions that people have. Hi, I'm Brendan Moran with Five Star Real Estate.
Before listing
Now, before you get your home ready for sale, there are a couple of things that you need to do, and it's important to not just slap it on the multiple listing service and hope for the best. We need to get it in what's called show-ready condition. So the steps are you meet with us, and if you decide to list with us, we sign a contract, and after that, we bring in our stager to help take a look, and see what we can work with. If the home is vacant, no problem.
Staging
We'll stage it. If your furniture is still there, no problem. We'll work with what you have. Sometimes that means just removing a couple of pieces and putting some things in. Our goal is to help maximize your return on investment. Don't worry, staging is at no extra cost to you. That's part of our services. We have realized that staging our sellers’ homes brings so much more return than not staging. So it's a worthy investment for us and for our sellers as well. Once the home is staged, we bring in our professional photographers and videographers and we highlight all the unique features of your home.
Marketing & Campaigning
Okay? Once we've got the pictures in the video, we don't just put it on the multiple listing service and cross our fingers. We have an entire comprehensive digital media platform ad campaign that runs to make sure that your home is seen by all the potential buyers in the marketplace, not just everybody who's on Facebook.
We're talking about specific targeted ad campaigns for buyers for your home. And you probably know that just putting your home on a Facebook page or a business page or something like that is not going to get seen by that many people, and that's why we have campaigns across multiple social media platforms.
Doing Inspections and Disclosures
During this time, we also talk about all the inspections that you might want to have done, or disclosures that you need to give to a buyer. Inspections are important because a lot of times it gives a buyer a complete picture of the home, whether it needs work or not, or whether work's been done or not. And don't forget, your home also goes to all the biggies like Zillow.com and Realtor.com and all those sites. So rest assured and we've optimized those sites for maximum performance.
Showings
And when your home is live, we can expect realtors to call us to schedule showings for your home. And don't worry, the buyer's agent will accompany them. Now, depending upon the time of year and the current market conditions, we can advise you on how long we think it'll take your home to sell it.
