Receiving offers on your home. What happens now?

Once we receive offers on your home, this is where the fun begins. Now, this part can be stressful. A lot of sellers feel like they didn't get exactly what they wanted when they started this process, and that is understandable, but this is why you hire an expert negotiator whose job it is to help you get more money from the buyer.

The tricky part of selling your home

Hi, I'm Brendan Moran with Five Star Real Estate. So at this stage, this is what we do. We get on the phone and we call all of the buyer's agents that have made offers on your homes. If there's just one, then we do that, but we vet them to make sure that the money's actually there. They're actually pre-approved for a loan. They actually have the money in their bank accounts. They're actually in love with your house. Another part of this process is actually vetting the buyer's agent, and a lot of sellers don't understand how important buyer's agents are to the process.

Why it’s important to have an experienced real estate agent

Generally, the more experienced they have, the better they are. And when I mean better, I mean keeping the buyer happy and having reasonable expectations, and keeping the process along, running smoothly. So that's really important. Ultimately, it's your decision. Our job is to give you all of the information and our free advice on what you should do. Should you take one offer? Should you take two or three offers and give them counteroffers? Should you just counteroffer one of them? It's always dependent upon the situation and what you should do, and this is why a really good real estate agent in your corner can help you make the right decision. It's also important to note that we don't control the buyers. So we could do any number of things like give three of them counteroffers or give the top one a counteroffer, but there's no guarantee that they'll accept it.

Making decisions with your agent

We just have to kind of figure out what we think they'll take and make the best decisions possible. Because sometimes a bird in the hand is worth two in the bushes they say, and sometimes taking the best first offer you get is your best decision. Once the paperwork is signed and everybody agrees we are in escrow, there's more information on this in another video, which I'm not going to get into now. But essentially, once you're in escrow, the process starts anew and there's a lot to do with a really good real estate agent that can help get you through it.
