The selling process

There's a lot that goes into selling your house, but the way that we handle it is essentially a step-by-step process. So our sellers always know what is coming next.

Set an appointment with a real estate agent/broker

The first step is setting the appointment. Have a real estate agent or a broker like myself over to your house. We talk about the market, your home, what it can sell for, answer any questions you have the usual stuff like you'd expect. Usually, while we're there, we get a listing agreement signed and it talks about commissions and timeframes and all of the other stuff that's important to you.

Decide on the price

Let's talk about pricing. It's just as much an art as it is a Science, and this is where a really good local real estate agent or broker can come in handy because it's not always apples to apples. Just because your neighbor got what they got for their home does not exactly mean that you're going to get that or you might get more. So it's really, really key to price it at a good solid price where the buyers don't think that you're crazy and you're going to get enough buyers interested and hopefully those buyers see the other buyers. And then the price climbs.

Do home inspections

One of the things we do for our sellers is we coordinate all of the pre-home inspections in advance. And the reason why is because we want to make sure that any prospective buyers know about your house, warts and all. If we see an inspection that says, “Hey, this faucet is broken,” we can fix that. If it's a lot of work and it costs a lot of money, maybe we won't fix it. Depending on the market. If buyers are willing to pay for a house that needs a little bit of work, why should you do anything? After all the paperwork, it's showtime, and that means staging pictures and video.

Stage your house

If your house is vacant, we will stage it. It makes a huge difference and you will always get your money back. Staging is how buyers can envision themselves in your home.

Prepare for open houses and appointments

Okay, so your house is on the market now what? Well, people are going to want to come see it, and that's where we come in to schedule open houses or appointments. So we coordinate all of those showing appointments. Agents call us and they say, we want to come see the house, and we make sure it is jiving with your schedule.

Give a counteroffer or multiple counteroffers

So you got an offer, congratulations. Now what? Well, that's where we come in. We help you. Is the offer fair? Do you want to take it? Should you give 'em a counteroffer? Maybe you have two offers. What do you do then? Well, you can send a multiple counteroffer. How do you do that?

Prepare to close

We'll cross that operation when we get to it. It's a good problem to have. And finally, we handle the contract to close. What does that mean? Well, essentially there are all the little things that go on after a contract is accepted and 25 to 30 days later when it actually closes, like when are the buyers coming through? Are they doing inspections? Do I need to hire movers? When do I have to get out? What about these keys and the garage door opener? All that other stuff. That's what we help you with.
